Frequently Asked Questions
Everything rental owners ask before hiring their first property manager.
What does a property manager actually do?
A full-service property manager handles tenant placement and leasing, rent collection, maintenance coordination, inspections, tenant screening, eviction support, lease administration, marketing and financial reporting. You choose the level of service.
How much do property managers charge?
Residential full-service management typically costs 8%–12% of monthly rent, plus a tenant placement fee of 50%–100% of one month's rent. Commercial, vacation rental and specialty properties may use different fee structures.
How quickly can a manager place a tenant?
Many managers can list, show and place a qualified tenant in 2–4 weeks depending on the market and property condition. Some offer guaranteed rent programs that start even sooner.
Do managers handle maintenance and repairs?
Yes. Most coordinate routine and emergency maintenance using a network of vetted vendors. You typically approve repairs above a pre-agreed spending limit.
Are property managers licensed?
Requirements vary by state, but verified listings on our directory have submitted proof of licensing, liability insurance and relevant certifications such as CPM, CAM or a real estate broker's license.
What does it cost to get a proposal?
Nothing. Submitting a request is free and there's no obligation to hire any of the managers who respond.
How are managers verified?
We confirm business registration, licensing, insurance and certifications before granting the verified badge, and we monitor review patterns for authenticity.
What if I'm not sure what services I need?
Pick 'Not sure / other' and describe your property and goals. Managers can recommend a service plan during a free consultation.
